What Really Happened to the Roof? Inside a Forensic Engineering Investigation

Vision Forensic Engineering | Nationwide Forensic Engineering & Building Consulting

Vision forensic engineer inspecting a commercial roof beneath storm clouds

A routine hail claim for damage on a metal roof in Texas came into Vision forensic engineering. We dispatched one of our over 80+ licensed professional Engineers to inspect it, and Jeff Cook the Director of Sales at Vision Forensic Engineering rode along to see the process firsthand. Vision handles assignments of this nature daily, across all 50 states, for insurance carriers, attorneys, contractors, and property owners seeking a cause of loss investigation: an independent, engineering-based determination of what caused a building's damage, where it originated, and whether it stems from a covered event, pre-existing deterioration, or a defect in design or construction.

Onsite assessment is a primary step in almost any cause of loss investigation, which is part of why Vision's network of engineers is nationwide. Jeff and the forensic engineer started by walking the property with intent, looking beyond the obvious damage on the roof itself. They checked further: the soft metals, the air conditioning units, the downspouts, a gas meter housing with a cracked lens, even a solar panel angled straight at the sky, all of which should have shown the same wear as the roof if the storm on the claim form had been the storm on the property. It hadn't. Nothing on the property told a different story than the roof did.

The engineer didn't share conclusions on site, explaining that his findings would be documented in the written report instead. The final analysis confirmed the walk-through: there may have been minor hail strikes over the roof's lifetime, but nothing beyond cosmetic wear. No functional damage. No covered loss.

Why the Findings Matter

It would have been easy to attribute the condition to a storm and move on. Vision didn't, because our job is to let the evidence lead. Every finding we report reflects what we actually observed on the property. But so is the reverse: an engineer who rubber-stamps whatever the insurance company wants to hear is compromising their impartiality just as much. Every state's insurance code requires forensic experts to be independent, and Vision holds to that requirement even when it's inconvenient for a client.

Vision reports its findings the same way for the insurer and the insured, and those findings have not always matched what either side expected. In one case, a carrier disputed a Vision report that found a loss was covered under a windstorm peril, after telling the insured otherwise. Vision stood by its findings anyway, because the conclusion was based on evidence, not on who was asking.

Every report goes through the same process: licensed engineering judgment, tested against real field evidence, and reviewed internally before it reaches a client, regardless of which side of the claim it favors. That review process exists because the stakes are real. Vision's reports get challenged in court, so the conclusions have to hold up under scrutiny, not just satisfy whoever requested the inspection.

The Vision Difference

The roof inspection is credible because the conclusion was built from evidence gathered in the field, not assumptions made from a file. It's personal because the engineers climbing the roof are the ones putting their license behind the findings. And it's unique because Vision holds itself to the same standard on both sides of a claim, in an industry where "expert" too often means "advocate" for whoever's paying.

That standard scales. Vision's network of 80+ licensed Professional Engineers covers all 50 states, so the same roof-by-roof rigor shown in Texas is available wherever a claim originates. And it doesn't come at the cost of speed: most reports turn around in 14 days, giving carriers, attorneys, and property owners defensible answers fast enough to actually move a claim forward.
